Best answer
The owner needs to go to the register of deeds and request the new name be added in addition to theirs, you should not have to refinance at all. We live in Wisconsin, and just did it without refinancing at all.

THIS IS NOT LEGAL ADVICE. YOU SHOULD SEEK ASSISTANCE OF A LAWYER WHO IS INFORMED OF THE PROPERTY LAWS OF YOUR STATE.. . In most States you don't need to refinance at all. In fact, most States permit you to change the deed through the use of an instrument known as a quitclaim deed. They're relatively easy.
