You say you have a binding contract and then want to know how to get a legal contract. This is contradictory. A contract is 'an offer' and 'an acceptance'. All you need to do is write and sign. If you are looking for a contract, go to Kinko's or Office Depot or...(I'm not try to advertise for these companies). The have contracts where you just fill in the blank for Sales Price, Closing date... . Part II - If you are trying to find out if the contract is void(you are looking to see if you are not legally bound by contract) One of terms of the contract needs to be unfulfilled or no longer applicable.
