You pay what you negotiate. Don't sign anything without negotiating or you are needlessly paying thousands of dollars.

Only if you are selling, you will have to pay a commission. In California, commissions for residential real estate are usually up to 5%, but it's really up to you to negotiate it. Keep in mind that the listing agent, (your agent) will keep part of the commission and will have to give out another part to the agent that provides the client. Usually it's shared at 2.5% for each party. If you have a great property that can be easily sold, you can offer a lower commission, say 4% and make sure your agent gives out 2%. If you offer less that 2% for the agent that has the client it will be difficult to bring buyers to your property.
