If nothing is in writing, then it's no big deal. If there was a formal offer in writing, well, you have to talk with the other party and figure things out.

I'd go for drama and rip it up right in front of them, then toss the pieces like confetti and say "considah dis offa null and void!" in your best Arnold Schwarzenegger voice.

I'm not sure what state you are from, but in NY, any offers can fall through, as long as Contracts have not been signed. You just let your agent know that you are rescinding the offer, and they will pass on the information to the seller. . . Do NOT, i repeat, do NOT just "disappear". It is very inconsiderate, because each day you don't let them know you are pulling out of the transaction is a day they are unable to find someone else to buy their house. Always stay professional. I work in the real estate industry here, and customers like that have a difficult time finding agents in the future to work with. Word spreads really fast.

If you have caller id, then weneva the offer call, ignore them by not picking up, or pick up and hang up az soon az u do.

I don't think ignoring them is the way to go. . . Be honest with the other party and if you have a valid reason, I'm sure they would understand.
